Pruksa kicks off the real estate battle in the 3rd quarter by sending Ivy Ampio to the market

27 July 2011 – Pruksa sent Ivy Ampio, the latest condo project, to join the condo market in the Heart of Ratchada by highlighting its great location with readily available public utilities and easily accessible transportation routes. The project is located in the business center and shopping malls.  Ivy Ampio Condominium features elegant design with tremendous amenities for modern living. The urban lifestyle is completed by DOCSIS which provides the internet speed of 100 Mbps. The project starts from 4.8 million Baht. More than half of the units have been sold. The company expects to close the project’s sales by the end of this year.


Mr. Prasert Taedulayasathit, Director and Chief Business Officer, Pruksa Real Estate PCL, revealed that, “The company’s business research of the property in the centre of Ratchadapisek shows that Ratchadapisek-Rama IX belongs to people who are top earners of people living in Bangkok. Moreover, the population density is not as high as CBD.   Therefore, it can be said that this area is ready to enjoy more growth in the future. This is in accordance with the condo market survey which shows that in the past 3 years (2008-2010), Ratchadapisek area enjoyed the third biggest growth after Silom and Phaholyothin.  In-depth analysis shows that the condo segment which enjoyed the highest growth is middle-upper priced segment or around 3-7 million Baht. This segment expanded by 315 per cent. The market value jumped from 3.9 billion Baht to 8.377 billion Baht in two years. Therefore, it can be interpreted that the centre of Ratchada saw the highest market growth. The project is surrounded by leading office buildings in Thailand such as Muang Thai Phatra Complex, True Corporation Tower, Cyber World Tower and Le Concord Office Tower. There are also embassies and consular offices, shopping malls and entertainment complexes. In the near future, this location will consist of new five buildings namely the Stock Exchange of Thailand, Capital Market Tower, AIA which is developed into an A++ Building, two Entertainment Complexes and a six-star hotel. These new office buildings and complexes will contribute to more than 800,000 square meters in total. Therefore, it will become Bangkok’s biggest business centre and entertainment complex. The appearance of Ratchada will be drastically changed by 2013 because of the new office buildings and retail complexes. It will create a flow of population to this area, especially foreigners. The project is also supported by tremendous public utilities such as the main roads linking to all roads in Bangkok as well as MRT, Airport Link and BTS skytrain project. This road will certainly lead to New Financial District. 


Because of the prospects of the location and the confidence in Brand Ivy which has been successful in the previous 6 projects, this year we are confident to send “Ivy Ampio” to the market. We have determined to develop Ivy Ampio to be our flagship project under Ivy Brand. “Ivy Ampio” project is a 29-storey condominium from Pruksa Real Estate. The 1.35-billion-Baht project comprises only 289 units. The units start from studio with 30-33 square meters, 1-bedroom unit with 42 square meters, 2-bedroom unit with 77 square meters and 3-bedroom Duplex  Suite with 114 square meters. The project has received an approval from the Office of National Environmental Policy and Planning. The construction is set to commence early next year and will be completed late 2013.
